EPC (Residential & Holiday Lets) - £50.00/ £55.00 No VAT*
Energy Performance Certificates (EPC) are a legally required element of the property selling/renting process. A residential EPC is valid for 10 years from the date of issue. However you don't have to be in the process of selling or renting your property. For a relatively small outlay, you may benefit from having a survey carried out anyway because, where appropriate, an EPC report will recommend areas for improvement that can reduce your energy consumption and your bills.
*As of 1st April 2018 my fee ((No VAT) and for a standard property size up to 200m2) is £50.00: Covering my local area of Chesterfield and £55.00: Covering Sheffield, Derby, Nottingham, Peak District National Park. Properties that are larger than 200m2 will be charged at a fee subject to negotiation.
Photographs & Floor Plans- Price starts from £15.00 No VAT (Dependant on location and property size)
Photographs and floor plans can be included as additional items to the services offered above or provided individually. Using the latest photography equipment, I will ensure that the best features of your property are captured for you to display on a website or within a sales brochure. The floor plans will provide prospective purchasers an instant idea of the size and layout of the property.
Home Condition Surveys (HCS)- From £350.00
A Home Condition Survey is a plain English, jargon-free report on the condition of the property. It will show up anything that needs urgent attention, or is likely to present future problems. It will also highlight any exceptional maintenance that you will have to take into account. Can be used as a negotiating tool to reduce the purchase price of the property.
Legionella Risk Assessment - Price from £40.00 / £60.00
As an employer, or someone in control of premises, including landlords of residential accommodation, you have a responsibility to undertake the duties in ‘what you must do’ to ensure that the risk from exposure to Legionella in your premises is properly controlled.
